This is limited by the fact that a distressed home with $40,000 of work usually has roughly 2000 man hours of $10 per hour labor inside of it. So if you do the math, a part time amateur has 2000 working hours per year at his job, then does a 2000 flipping job on the side. That is an 80-hour week every week, and you still have to sleep! Expected Income: These people don’t know how to do their numbers properly and aren’t valuing their time so they might make $20,000 to $60,000 extra per year before subtracting their labor value. Transcription: Hey this is Brandon with Biggerpockets.com and today I'm going to show you how you can flip houses in 5 easy steps for fun and for profit. Alright! So you want to start flipping houses. I don't blame you. Flipping houses can be fun, exciting, and inspirational, and very dangerous if you don't do it right. I really don't want you to crash and burn with your real estate flipping. So let me show you the five steps that I follow when I flip a house. Step # 1: Plan What kind of house are you going to flip? Where are you going flip at? And, how are you exactly going to complete it? These are all really important questions that you need to answer for yourself before you start house shopping. You need to determine where people in your community are buying houses and start there. Also, what kind of properties are people buying? Three bedrooms? Big garage? Basement? Until you answer these questions and formulate a plan don't jump into a house flip. Step # 2: Get your Financing Figured out How are you going to pay for this flip? Because, most bands don't like funding flips, so, if you don't have the cash you may need to get creative. One of the common methods used to fund a flip is the hard money lender. And if you plan on using the hard money lender, you better start looking for them right now and talking with them, building that relationship. If you don't know any hard lenders in your area, you can find them for free in your state by visiting biggerpockets hard money lender directory by clicking this link right here or you could watch a video I made on how to find a hard money lender by clicking this link right here. Alright let's move on to step # 3: Buy smart When it comes the time to buy a property not any old property is going to cut it. You've got to buy smart. An easy tool to use is called the 70 percent rule. And basically, it goes like this: First, figure out how much the house will actually sell for once it all fixed up. You might want to talk to a realtor for this. Multiply the number by 70 percent. So, track out your repairs, and badabing badaboom you got an estimate on the price you can pay. So take some time and actually do the numbers and make sure it works. And be conservative in your estimates. If you think it would sell between 140 and 160, go with 130 and then double your repair cost and then double your timeline. Trust me. If you want real comfortable and knowing exactly how much it cost to fix up a property then make sure you pick up a copy of biggerpockets presents the book on estimated rehab cost, which comes free when you buy the bigger pockets presents the book on flipping houses -- also an amazing book. Alright moving on, Step # 4: It's time to step remodeling the home If you plan to do all the work yourself (and I don't recommend it) you better get started. But instead you probably are going to higher some contractors. Get to really make sure that the contracts are licensed, bonded, and insured. And you got to manage your flip like a business not a hobby. So have rules , systems, budget, and schedules to make sure everything runs smoothly. Finally Step #5: Sell that flip Make sure you price your house so quickly, in other words don't be greedy. You want that house to sell as fast as possible. You may want to also consider staging your house. Which means decorating them with flowers, furniture, painting, rugs, flowers, whatever you can to make it look "oh so cute." So hopefully, if you had a great plan, with conservative with your numbers, manage your flip effectively and sold it quickly. In my opinion, it's fear of failure and losing money. Obviously, if you have looked into wholesaling real estate you are looking for an opportunity to reduce your risk and fear greatly. In this video I will share with you how to pursue deals that will allow you to average $50,000 per deal with no risk of your own money. There's an old joke in commercial real estate: If you think nobody cares you're alive, just miss a few mortgage payments. Unfortunately, there was a lot of that going on during the credit crisis that started in 2008, as commercial real estate values went into a freefall. According to the Massachusetts Institute of Technology Center for Real Estate, commercial property values fell by 10.6% in the fourth quarter of 2008, alone – the biggest price drop since 1984. But to savvy real estate investors, times of lower prices typically reveal genuine investment opportunities. For instance, according to a survey by Marcus & Millichap Real Estate Investment Services, of 1,129 commercial property investors, 51% planned to increase commercial real estate allocations during the 2008 credit crisis. So, despite the significant drop-off in acquisition plans from the peak in 2005, more than half of investors still planned to increase their commercial real estate holdings. A mere 11% planned to reduce their real estate portfolios in 2009. Finding a Good Commercial Real Estate Deal Ask any real estate professional about the benefits of investing in commercial property and you'll likely trigger a monologue on how such properties are a better deal than residential real estate. Commercial property owners love the additional cash flow, the beneficial economies of scale, the relatively open playing field, the abundant market for good, affordable property managers and the bigger payoff from commercial real estate. But how do you evaluate the best properties. And what separates the great deals from the duds? Like most real estate properties, success starts with a good blueprint. Here's one to help you evaluate a good commercial property deal. Learn What the Insiders Know To be a player in commercial real estate, learn to think like a professional. For example, know that commercial property is valued differently than residential property. Income on commercial real estate is directly related to its usable square footage. That's not the case with individual homes. You'll also see a bigger cash flow with commercial property. The math is simple: you'll earn more income on multifamily dwellings, for instance, than on a single-family home. Know also that commercial property leases are longer than on single-family residences. That paves the way for greater cash flow. Lastly, if you're in a tighter credit environment, make sure to come knocking with cash in hand. Commercial property lenders like to see at least 30% down before they'll give a loan the green light. Map Out a Plan of Action Setting parameters is a top priority in a commercial real estate deal. How much can you afford to pay? How much do you expect to make on the deal? Who are the key players? How many tenants are already on board and paying rent? How much rental space do you need to fill? Learn to Recognize a Good Deal The top real estate pros know a good deal when they see one. What's their secret? First, they have an exit strategy – the best deals are the ones where you know you can walk away from. It helps to have a sharp, landowner's eye – always be looking for damage that requires repairs, know how to assess risk and make sure to break out the calculator to ensure that the property meets your financial goals. Get Familiar With Key Commercial Real Estate Metrics The common key metrics to use for when assessing real estate include: Net Operating Income (NOI) The NOI of a commercial real estate property is calculated by valuating the property's first year gross operating income and then subtracting the operating expenses for the first year. You want to have positive NOI. Cap Rate A real estate property's "cap" – or capitalization – rate, is used to calculate the value of income producing properties. For example, an apartment complex of five units or more, commercial office buildings, and smaller strip malls are all good candidates for a cap rate determination. Cap rates are used to estimate the net present value of future profits or cash flow; the process is also called capitalization of earnings. Cash on Cash Commercial real estate investors who rely on financing to purchase their properties often adhere to the cash-on-cash formula to compare first-year performance of competing properties. How do I put together a cost effective business plan that provides for minimal investment and provides cash flow for growth?”- Brian Joe: A business plan is if you’re going to go out and raise money. We don’t raise money. A lot of people think, ‘I went to business school and business school says before you start a business you need to have a business plan because you’re going to invest a certain amount of money and you need to see how long it’s going to take before you get that money back.’ Joe: I understand that. I understand having a plan for going forward and doing things, but what you could do is you could emulate a plan that we know works. I have a plan, the “For Rent Method”, that works very well, and we have other things that we do as well, but the “For Rent Method” is a great one to get started with. It’s very easy, it doesn’t require cash and it doesn’t require any credit, so the first time you make money on it, you get an instant return on your business and you can start living on that almost immediately. Joe: It does cost you some money to learn how to do it and go through that process, although I give away so much free information on this blog that you can probably get all of this information for free. Or, you can buy my book on Amazon, “Automated Real Estate Investing” for $2.99 - just type in Joe Crump and you’ll see a couple of books. One of them is a green cover and one’s a red cover – buy the one with the red cover because that’s about automated real estate investing, so it’s very cheap to get going and it is a business plan in itself. It shows you what you need to do, i.e. step one, step two, step three, etc. – it teaches you step by step what needs to be done. Joe: I had a fellow come to me and say, ‘Joe, I need to create a business plan so that I can give this to my dad so that he’ll give me enough money to afford your business program.’ And I told him the same thing. I said, ‘We don’t really create business plans. It’s not really necessary. You don’t know where your business is going, so whatever you write down in your business plan…’ – I’ve talked to so many startup people, whether they’re in software, real estate or whatever business they have going that’s not a franchise (because franchises already have a step by step in place and don’t require business plans) and if you don’t have anything in place to start with, what you do is start taking action on things that seem reasonable to make money or you use a system like mine which is similar to a franchise where you already know what you need to do, and then you can grow from there. Joe: If you want to go off and do wholesaling deals, you can do that. If you want to do rehab deals, you can do that. I do all of those things as well. I have some students that do short sales, real estate agents especially, and they do them, which I find to be a pain in the butt, but I can see how they can be valuable. Joe: There have been times when I’ve built and done new construction that made sense. Most of the time right now, I don’t see that as making a lot of sense – the loan market is very tight, so I try to do things that don’t require any loans or any conventional lending or hard money or private investors, and if you can set up deals that do that, it’s going to be a lot easier for you to build a business and if you use a step by step plan that somebody else has already created, that’s also going to make it a lot easier. My wife and I have our first kid due in December and I have to ramp this business up to support our family." Danny Johnson replies: I've thought about this a lot and recently gave it more thought as I moved offices. Melissa and I switched offices in our suite and I went through a lot of my old training courses and meeting notes from years ago. What struck me was how many different things I got interested in and tried to learn. I had books on land investing. Books on real estate taxes. Books on investing in IRAs. Books on raising private money. Granted all have been helpful but I realized that the success came from when we had focus. Focus on marketing. Focus on working the hell out of just 3 or 4 lead sources. Putting out bandit signs religiously. Driving for dollars religiously. Making the effort to get the phone ringing. Making a plan and sticking to it. Not constantly thinking about new ways to get leads. Just ways to being consistent and working the sources that have worked for decades for successful investors. Investors that struggle almost always do so because they didn't master a handful of marketing strategies that the stayed consistent with. If you can't be consistent with your marketing and focused each week and thinking about what to tweak WITHIN that same marketing channel, you've got to hire someone even if just part time to do it.
