Expired permits are usually discovered either when there is new permitted work being applied for on a property or when a property is being sold and permit needs to be closed in order to finish the real estate transaction. Permits expire for a number of reasons. Most common reasons include: 1. The contractor finished work, got paid and never finished with the required inspections. 2. The contractor and owner got into some disagreement and contractor never finished work. 3. The contractor went out of business. To close out the expired permit, a change of contractor is required, the permit is renewed and the contractor finishes the work or calls in any pending inspections, as needed, to final out permit. The first closing technique is called the One-Call Close. In this closing technique, you're focus is on closing the sales at the first appointment. Explain that there is cost to have you out here at the house today and there is a cost in coming back to the house to close the sale which manifests in lower commission. The second closing technique is called the Dream House Close or the Case Study Close. In this closing tactic, you'll be offering the customer a discount in exchange for their flexibility in allowing you to use their home/business as a case study for your marketing campaign. You really need to stress that the discount comes from an expectation that the customer will need to put up with phone calls asking for feedback, photographers taking pictures (if home improvement or something) and using images and likeness in the marketing. Describing the history of mortgage financing, Professor Shiller highlights the historical development of well-institutionalized property rights for mortgage contracts. Subsequently, he focuses on modern financial institutions for commercial real estate, elaborating on Direct Participation Programs and Real Estate Investment Trusts as means for its financing. The distinction between short-term, balloon-payment mortgages before the Great Depression and long-term, amortizing mortgages thereafter shapes the discussion of residential real estate. Keith Collins, Finance of America. Today I just want to go over kind of a timeline of a traditional 30 day escrow. So, usually in escrow, you’ve heard that term, were in escrow, that’s because you’ve entered into contract on purchasing a home or refinancing the property. Actually there’s an escrow company that handles a large portion of the paperwork and that’s where that term came from, we’re in escrow. You’re literally dealing with an escrow company during the portion of the transaction. Let’s go over the timeline, so if we have a 30 day escrow, let’s break it up into 4 weeks. The first week is typically receiving the contract, doing the loan application, gathering any updated financials, ordering your inspections (so order the appraisal, ordering the home inspection, pest inspection, well, septic, whatever you’re going to order,) ordering those inspections and submitting the home loan to underwriting for final approval. The second week is typically receiving those inspections back and going through them with your advisors, your realtor, receiving the appraisal back and receiving the loan approval and then working on any conditions that potentially the underwriter is asking for. The third week is signing your loan docs you’ll do that in front of the notary typically with your loan officer and real estate agent present. It’s a large document, so plan on about an hour. The 4th week is bringing in your funds. The final funds needed, or cash to close, to close out the transaction. A lot of people are always like “when do I need to bring the money?”. You don’t need to bring in the total funds until the end, usually 3 or 4 days before you’re closing. That’s kind of the life of a 30 day escrow broken out into 4 weeks. I hope that helps. The full impoundment of Lake Lure was completed in 1927. At ordinary water levels, Lake Lure covers approximately 720 acres and has a shoreline of approximately 27 miles. The power plant began operations in 1928 with the sale of electricity under a 10-year contract to Blue Ridge Power Co., the predecessor of Duke Power Co. The town continues even today to contract with Duke Power for the sale of electricity.
