If you are thinking about starting your own property management company, or looking to grow your existing business, you need to know that the right structure can really make a difference in positioning yourself for success. For the Full Article and More Info on Company Structure, check out our blog post on this interview: http://fourandhalf.com/starting-property-management-business-company-structure/ On today’s Fourandhalf blog, we have asked Keith Becker to join us because he has a unique perspective on how a property management company can structure itself. When Keith joined DeDe’s Rentals over 20 years ago, the company looked a lot different than it does now. It started off with a departmental structure, and now it has a portfolio structure. Here’s the difference: Departmental Structure When you structure your property management business to be departmental, it means that you have a staff of people who specialize in one specific area of the property management business. Twenty years ago, DeDe’s Rentals managed half the properties they do today. There was a broker, a bookkeeper, an individual who handled all tenant relations and a maintenance administrator who scheduled and communicated all repair and maintenance needs. In this departmental structure, one person or department is responsible for one specific area of all the properties you manage. Your accounting department takes care of collecting rent and paying receivables for all your properties. Your tenant expert will take care of all your tenant communication in every property. This means that you could have three or four different people involved in taking care of one property. If an owner calls with a question, different people will need to answer different questions. Portfolio Structure As more properties were acquired for management by DeDe’s Rentals, the company moved to a portfolio structure. This is a more professional structure, which means that each staff member or property manager is individually responsible for all aspects associated with one given property. Collecting rent, paying receivables, taking care of repairs, managing security deposits and marketing the property is all done by one person. That property manager is the single point of contact for the owner and the tenant associated with the property. In this type of structure, there is an opportunity for more efficiency from a customer’s perspective. Profitability As you can see, the major difference between the two structures is what the responsibilities of individual employees would actually be. If you’re starting a property management business, you may be wondering if one structure is more profitable than the other. One structure is not necessarily more profitable than the other. When you are first starting up, it can be more practical and sometimes easier to hire within a departmental structure. The company probably starts with you, and then maybe you hire an administrative assistant. You keep growing, so you hire a person to handle maintenance requests. As you grow, you continue to hire people for specific roles. If you start your property management company with a portfolio structure, you may be hiring people who require a license, depending on the state you are in. Once you are established, you might find it’s easier to continue expanding within a portfolio structure. Starting a Property Management CompanyOutside-the-Box Structures As an example, there is a member of the National Association of Residential Property Managers (NARPM) who refuses to grow beyond what he can handle himself. He has no employees, he has no portfolio or departmental structure, he manages everything himself, and he is extraordinarily profitable. That’s another way to do it. You might be thinking about hiring property managers as 1099 employees instead of full time employees and allowing them to build their own portfolio of properties within your company. This could expedite your growth, and you can put the responsibility of property management business growth on those independent contractors. It’s an interesting idea, but be careful with 1099 employees. This type of system would basically mean you are demanding results, and if you have any kind of accountability standards in place, you may blur the lines between how you identify contractors and employees. In finance, investment is the purchase of an asset or item with the hope that it will generate income or appreciate in the future and be sold at the higher price. It generally does not include deposits with a bank or similar institution. The term investment is usually used when referring to a long-term outlook. This is the opposite of trading or speculation, which are short-term practices involving a much higher degree of risk. Financial assets take many forms and can range from the ultra safe low return government bonds to much higher risk higher reward international stocks. A good investment strategy will diversify the portfolio according to the specified needs. The most famous and successful investor of all time is Warren Buffett. In March 2013 Forbes magazine had Warren Buffett ranked as number 2 in their Forbes 400 list.[3] Buffett has advised in numerous articles and interviews that a good investment strategy is long term and choosing the right assets to invest in requires due diligence. Edward O. Thorp was a very successful hedge fund manager in the 1970s and 1980s that spoke of a similar approach.[4] Another thing they both have in common is a similar approach to managing investment money. No matter how successful the fundamental pick is, without a proper money management strategy, full potential of the asset can't be reached. Both investors have been shown to use principles from the Kelly criterion for money management.[5] Numerous interactive calculators which use the kelly criterion can be found online.[6] In contrast, dollar (or pound etc.) cost averaging and market timing are phrases often used in marketing of collective investments and can be said to be associated with speculation. Investments are often made indirectly through intermediaries, such as pension funds, banks, brokers, and insurance companies. These institutions may pool money received from a large number of individuals into funds such as investment trusts, unit trusts, SICAVs etc. to make large scale investments. Each individual investor then has an indirect or direct claim on the assets purchased, subject to charges levied by the intermediary, which may be large and varied. It generally, does not include deposits with a bank or similar institution. Investment usually involves diversification of assets in order to avoid unnecessary and unproductive risk. http://en.wikipedia.org/wiki/Investing Diversification refers to the number of different securities in a fund. A fund with more securities is said to be better diversified than a fund with smaller number of securities. Owning many securities reduces volatility by decreasing the impact of large price swings above or below the average return in a single security. A Wilshire 5000 index would be considered diversified, but a bio-tech ETF would not.[17] Since some indices, such as the S&P 500 and FTSE 100, are dominated by large company stocks, an index fund may have a high percentage of the fund concentrated in a few large companies. This position represents a reduction of diversity and can lead to increased volatility and investment risk for an investor who seeks a diversified fund. Some advocate adopting a strategy of investing in every security in the world in proportion to its market capitalization, generally by investing in a collection of ETFs in proportion to their home country market capitalization.[18] A global indexing strategy may outperform one based only on home market indexes because there may be less correlation between the returns of companies operating in different markets than between companies operating in the same market. Asset allocation is the process of determining the mix of stocks, bonds and other classes of investable assets to match the investor's risk capacity, which includes attitude towards risk, net income, net worth, knowledge about investing concepts, and time horizon. Index funds capture asset classes in a low cost and tax efficient manner and are used to design balanced portfolios. A combination of various index mutual funds or ETFs could be used to implement a full range of investment policies from low risk to high risk. In the United States, mutual funds price their assets by their current value every business day, usually at 4:00 p.m. Eastern time, when the New York Stock Exchange closes for the day.[19] Index ETFs, in contrast, are priced during normal trading hours, usually 9:30 a.m. to 4:00 p.m. Eastern time. On an urgent basis these shortcomings must be addressed through infrastructure recapitalization programs otherwise our nation’s commitment to indefinitely maintain a resilient and effective nuclear deterrent will be threatened. NNSA’s diverse national security missions depend on our extensive and complex infrastructure, much which is old, obsolete, and in poor condition. More than 50% of NNSA’s facilities are more than 40 years old and nearly 30% date back to the Manhattan Project era. To address this systemic challenge, NNSA is enhancing infrastructure strategic planning to ensure it aligns with mission requirements, including those described in the Stockpile Stewardship Management Plan and the Prevent, Counter, and Respond strategic plan. We are also deploying leading-edge tools to enable data-driven, risk-informed infrastructure planning, prioritization, and oversight and increasing investments to maintain and recapitalize our enterprise. Yeah that’s operations. No Well, the difference between a project and operations is fairly simple. A project ends. So, it’s temporary. You implement your project, you close it, you create a unique product/service/ or whatever outcome you wanted then you are done. Whereas in operations, it’s on-going and repetitive. You may have also heard about the terms program and portfolio. Let me just quickly explain them here. Program is multiple projects put together. Combined. And Portfolio is similarly. Multiple programs put together. So, it’s project, program, portfolio. Now before I go further, and dive deep. You need to understand something crucial. To run any project, you need 2 methodologies. The first one is a project life cycle and the second one is project management process. Most people confuse these 2. And if these are not clear, you can kiss the PMP certification goodbye. It’s absolutely amazing how many content creators in YouTube confuse these two. They are not interchangeable. You cannot afford to confuse a project life cycle with a project management process. Don’t worry I am going to make it very simple for you. Let’s start with Project Life Cycle. Project Life Cycle is unique to a project, to an industry, to your needs. It’s highly customizable. Think of it like this; a human development is a project. So, your life cycle is; 1) Conceiving 2) Birth 3) Childhood 4) Teenage hood. Teenage hood. Is that a word? Teenaging? 5) Adulthood 6) And death Easy stuff right? So, now if it was an IT project. The National Endowment for the Arts continued its webinar series on evaluating arts programs with a discussion on how state arts agencies and regional arts organizations are using evaluation to assess their grant portfolios. Laura Scanlan, NEA Director of State and Regional Partnerships, introduced the topic of state arts agencies and regional arts organizations using program evaluation methods to assess their grant portfolios. The challenges to using program evaluation in these settings are considerable, since the grants awarded tend to be small and diverse in scope, and evaluation capacity of grantees is often low. Read our project management guide: http://bit.ly/2e1tegp Presenting your project plan to a client can seem like a daunting thing, but it doesn’t have to. In this video, we show you some simple things you can do to make the project management presentation process nice and smooth for everyone. When you’re working on a project with a client or a product owner, it’s critical to be 100% sure they understand all the details your team has discussed. Your clients may not be familiar with your processes or deliverables so a project plan presentation is your chance to enlighten them. The more you can educate your clients early in the process, the easier time your team will have at winning them over when presenting your work. After all, a client who is invested in, and truly understands your work is not just a client—they’re a partner. Also, it’s never just about the work—it’s about the people doing the work. Be sure to communicate that the team has reviewed the project plan and mention some of the items you discussed and how you arrived at those decisions. There’s a lot of value in showing your clients the human side of your process and your team because it’s often easy for them to think of you as just a shop who just gets the work done. They don’t know all the details, and maybe they don’t want to, but if you share some details about who’s doing what and key things they’re working on, it’ll help them to relate to it a bit more. You’ve put a lot of work into creating this project plan, so talking through the details to make sure that everyone is comfortable with it should be pretty important to you. If this means giving your client and team some extra time to think things through on their own, that’s fine. Of course, you never want this process to take so much time that it delays any of the real project work. You can create the plan while work is underway—but don’t let it go unconfirmed for long. You want to be sure that you have an agreement because the details in your plan will dictate SO much, including your immediate next steps. The chances that you’ll have to make adjustments to your project timeline here or there are pretty significant. It’s uncommon for every project to stick to its plan 100%. Life happens, ideas change, deadlines are missed, and plans change. That may mean that your deadline has to shift, or maybe your process won’t work for this project anymore. As long as you’re flexible and can adapt to the revolving door of changes, so can your project plan. Be sure to give updates to your team and your clients as plans change, or stay on track, and keep your plan in an accessible place. You’ll always come out on top if you’ve communicated or resolved an issue early on, or even just paid a compliment on a job well done.

"A portfolio approach to managing reliability risks in renewable energy investments" Frank Wolak - Director, Program on Energy and Sustainable Development; Professor, Economics, Stanford University Energy Seminar - April 11, 2016 Wind and solar generation units produce where and when the underlying resource is available. For given the technology, how much output is produced in an hour at one location is likely to be highly correlated with how much is produced at another location. By locating renewable generation capacity taking into account this correlation, a far less volatile aggregate output stream can be obtained. This talk uses hourly location-level wind and solar generation output and real-time price data from the California ISO control area for a one-year time period is used to compute the vector of means the contemporaneous covariance hourly output and revenues across all wind and solar locations to examine the extent to which potential exists. This information is used to estimate an economic model that is used to compute the annual hourly output and annual hourly revenues mean/standard deviation efficient frontiers for wind and solar resource locations in the California ISO control area. For both mean/standard deviation efficient frontiers, economically meaningful differences between portfolios on the efficient frontier and the actual wind and solar capacity mix are found. Most of the hourly output and hourly revenue risk-reducing benefits from optimal choice of locational capacities is captured by a mix of wind resources, with the addition of solar resources only slightly increasing the set of feasible portfolio mean and standard deviation combinations. The risk-adjusted maximum expected hourly output portfolio and the risk-adjusted maximum expected hourly revenue portfolio are computed and in both cases, the weights for these portfolios are found to concentrate capacity on a small number of existing wind and solar locations. Recommendations for the design of renewable energy support mechanisms and interconnection policies to provide incentives to realize these reliability benefits will be discussed.

The course will go through its basic characteristics but, also, through different benchmark methodologies emphasizing their benefits and disadvantages. When acknowledged about investment complexity the fiduciary duties of a Social Security Investment Agency become more effective in order to contribute to the sustainability of Social Security Schemes. She leads a university system with 10 campuses, five medical centers, three affiliated national laboratories, and a statewide agriculture and natural resources program. Napolitano is a distinguished public servant with a record of leading large, complex organizations at the federal and state levels. She served as Secretary of Homeland Security from 2009-13, as Governor of Arizona from 2003-09, as Attorney General of Arizona from 1998-2003, and as U.S. Attorney for the District of Arizona from 1993-97. Before that, she practiced at the law firm of Lewis & Roca in Phoenix, where she became a partner in 1989. She began her career in 1983 as a clerk for Judge Mary M. Schroeder of the U.S. Court of Appeals for the Ninth Circuit. As Governor of Arizona, Napolitano focused on education, from pre-kindergarten through public higher education. She was the first woman to chair the National Governors Association, and was named one of the nation’s top five governors by Time magazine. Napolitano earned a B.S. degree (summa cum laude in Political Science) in 1979 from Santa Clara University, where she was Phi Beta Kappa, a Truman Scholar and the university’s first female valedictorian. She received her law degree in 1983 from the University of Virginia School of Law. Napolitano holds honorary degrees from several universities and colleges, including Emory University, Pomona College and Northeastern University. In 2010, she was awarded the prestigious Thomas Jefferson Foundation Medal (Law), the University of Virginia’s highest external honor.
