What do you think of this 480 square foot tiny house? Full tour and interview with Maxime, who built and lives in the house with his girlfriend. We asked Maxime why he chose to build a house this size, how he found a legal place to put it, and what it's like now that he's lived in the house for over a year. We love that Maxime's house has low energy needs because it's a small home with a passive solar design, extra insulation, triple glazed windows, and in-floor radiant heating. He has a well for fresh water, a septic system for waste water, and he's hooked up to a municipal power grid. He says that with his design and low energy needs, it wasn't necessary to invest in solar, although that's not always the case with every home. We love tiny homes on wheels, but we also love that this one is just a bit bigger and by being on a foundation, helps eliminate some of the issues with tiny houses on trailers, notably, the plumbing issue. Drain pipes and water intakes are less likely to freeze in our cold Canadian winters. This house seems like a very sustainable, long-term housing solution for single people or couples who don't need tons of extra space. Thanks for watching! Secretary for Justice Rimsky Yuen: The explanation explains that the co-location arrangement would not be in contravention of Article 18 and the reason is largely two-fold: First, what Article 18 of the Basic Law stipulates is the extension and application of national laws in the entire Hong Kong SAR (Special Administrative Region), including the relevant contexts and the root through which they become applicable. Put shortly, the area of application of the relevant national laws stipulated in Article 18 is the entire Hong Kong SAR. They are mainly implemented by the Hong Kong SAR and they are applicable to all persons in the Hong Kong SAR. On the other hand, as regards the application of national laws in the West Kowloon Station Mainland Port Area, their scope of application is only confined to the Mainland Port Area. They are implemented by the relevant Mainland authorities and they are mainly applicable to high-speed rail passengers present in the Mainland Port Area. The situation therefore is different from the case of application of national laws in the Hong Kong SAR under Article 18 of the Basic Law. And therefore, there is no question of Article 18 of the Basic Law being contravened. Second, the co-operation arrangement further expressly provides that for the purposes of the application of the laws of the Mainland and the delineation of jurisdiction, the West Kowloon Station Mainland Port Area will be regarded as being situated in the Mainland. A similar provision was also adopted in the model of the Shenzhen Bay Port Area model. Upon approval of the co-operation arrangement and the making of the decision by the Standing Committee of the National People’s Congress, this would provide full and sufficient legal basis for the application of national laws solely in the West Kowloon Station Mainland Port Area. On the other hand, the explanation also deals with the question of whether any specific provisions maybe invoked to implement (the) co-location arrangement as well as questions such as authorisation. In the past, the Hong Kong SAR and the Mainland authorities repeatedly studied different proposals, including proposals to invoke Article 20 of the Basic Law. However, both sides also notice that the Hong Kong community has many different views as to whether Article 20 of the Basic Law is applicable or whether it is the best option. As pointed out by the explanation, (the) co-location arrangement is a new situation encountered in the course of implementing the “one country, two systems” policy. Therefore, the fact that the community has many different views is normal and understandable. Upon full consideration, (the) NPCSC decides that the more appropriate option is for the NPCSC to approve the co-operation arrangement. (The) NPC is the highest organ of state power while (the) NPCSC is its permanent body. The advantage of (the) NPCSC’s aforesaid approach is that it resolved the issues from a constitutionally higher level and can thereby avoid disputes such as questions of authorisation and the like, and can be regarded as a more prudent way of dealing with the matter. All architecture begins with a concept. If you’re struggling to find one, curious about what one is, or wondering how architects begin their projects; this short course will walk you through the process I use and some of the techniques I rely on to develop architectural concepts all illustrated with one of my residential projects. Design is a dialogue, and the concept ensures you have something to talk about. In this video I discuss the precise steps I take when beginning each project and how those steps lead me to an architectural concept. Before we can develop the concept, we have to first understand the practical constraints. My design process begins only after gathering and assessing all the given parameters for a project. Now, this primarily consists of three types of information. There’s information derived from the site - things like: local climate, the prevailing winds, the solar aspect, vegetation, neighboring structures, the site’s history, and any unique liabilities or opportunities. The site of course also comes along with legal frameworks for development, which describe where and what we can and can’t build. The second type of information we’ll gather is from the client. Every client has a set of cultural beliefs and preconceptions, preferences and agendas. Of course, we’ll want to determine their budget, and understand the personality traits and organizational politics which might also shape the design. The client and the building type together determine what architects call, “the program” which is essentially a detailed accounting of all the spaces the building will contain. And the third type of information I gather is related to the building typology – is it a museum, a home…or a school for example? To learn about a building typology we often conduct an analysis of notable or relevant historical precedents. We want to know the essential problems these types of structures grapple with. Understanding the history of the archetype allows us to approach a problem from a fresh perspective. All of this is necessary information that we collect for every project. This inventory can also serve as the progenitor for the design concept – our seed idea. And, rather than shunting creativity, these constraints often incite the creative process. Concept Inspirations Discussed: - Site - Client - Narrative - Materials - Structural - Mainifestos - Formal As with a good film, the setting, the characters, the cinematography, and the plot all conspire to make it what it is. It’s the experience you’ll recall rather than the concept per se. Sure, the concept sets the film in motion and it’s the starting point for all that follows. But this concept – the one or two-line description – can’t possible capture the richness and depth of the finished film…or in our case the architecture. So quick, some of the terms that we should run through when we get to this technical stuff. We started to talk about them on that site planning vignette, so let's just kind of use some of these terms correctly. One of them is, you should have a very clear understanding of the difference between a survey, a plot plan, and a site plan. So, a survey is a legal description. So that is a very specific, has a very specific legal concept. It fits into the contracts. It fits into the ways that the different entities are working with each other. And it has a particular kind of meaning. And a survey can only be done by a surveyor which is a professional. So it's somebody who has their own stamp, and the reason that that's done so like a, because it seems like, well, you could get anybody to just go out and measure and do bunch of stuff, right? Well, no, there's actually very specific legal ramifications. There's a lot of research that goes into it. You have to understand the way that not just how the land, where the borders are and how the land form is, but how that fits into a overall legal context. If you actually read through your surveys, you'll be kind of amazed how much interesting information is on them. It's all kind of buried in there. So it's a little hard to know unless you really decipher it. But the surveys, as I said, are legal and have a very particular meaning, and they're from a particular person. They're from a particular professional. A plot plan is also a legal description, but it's not from a surveyor. So it doesn't carry the same weight. It's more of a legal description that's for descriptive purposes. So, you know, you might do a plot plan. Maybe, somebody says, "Well, what's on the site now?" and you kind of draw out, well this is what the site actually looks like right now. Well, that's not a surveyor, that's not a professional whose job it is to do a legal description, but it looks kind of like a survey. So you have to call it something, but you can't call it a survey. So that's a plot plan. A site plan, that's what you do. Right? That's what architects do. Site plans have their own way of representing information. So surveys are going to be done in usually in decimal feet and, at least in the United States. Site plans are going to be done in feet and inches just as an example. Right? There's different ways that we start to think about these things and how they…the tool by which they get used. Site plans are going to be about a proposal usually, plot plans are going to be about what's there, and surveys are going to be about what's there. You can't do a survey for something that's going to show up in the future. That doesn't make any sense. It has to be something they can survey, because they're legally saying this thing is here. This fence is here, this building is here, this driveway is here. So, okay that's just to say, don't get confused by the terms. If you have a multiple choice type of situation going on, and they're talking about it, and they mention one. If they say "site plan," that's you. If they say "survey," that's somebody else, and specifically, if they say "survey," that's somebody else who is not even hired by you. That's somebody who is hired by the owner. So obviously when we're talking about these issues, we talk a lot about zoning. We talk about site planning. There's going to be lots of zoning issues. Some of the terms that are likely to show up are things like zoning setbacks. So I might have a side yard setback, or rear yard setback, or front yard setback. And that's a way that the zoning allows for different approaches to be able to create different types of districts so that there are places where we want to have a lot of density, then we have very small, if maybe even zero on the setbacks. There are going to be places where we actually want to have less density, and those setbacks can be much larger. There's nothing sacred. There's no reason why a setback is meaningful other than setting up that idea, the difference in density. And you do that in order to provide a different choice for people, in order to help increase the likely ability of a commercial district to work. If I have a very spread out commercial district, it may not work as well. If it's very dense, making certain kind of places where I really want to have for example public transportation work, I would want to have more density. If I'm not so worried about public transportation, then I can have less density.

Some basic information regarding what a Landlord can and cannot do under Florida’s Landlord-Tenant Act (for residential property): WHAT A LANDLORD CANNOT DO: (1) Lockouts / Turning off the Power or Water / “Self-Help” Evictions. Any effort by a landlord to put a tenant out of the property without going through a court legal process is illegal. If this happens to you, the best way to combat it (immediately) is to call the police or Sherriff’s office. Usually they will verify that you are a legal tenant and force the landlord to let you back in or restore the power/water. (2) Disregard Your Rights Under the Landlord Tenant Act (Even if you Sign a Lease that says Otherwise). All residential tenants in Florida have basic rights that a landlord must observe, and generally, those rights cannot be “waived” or signed away in a lease. Those rights include . . . - The right to a conventional 3-day or 7-day notice eviction process that includes a “grace period” in which the tenant can correct issues instead of being evicted; - The right to “quiet enjoyment” of the property and not being harassed by the landlord – (including not having the landlord coming in to the property unannounced); - The right to have a property that is up to standards for residential use (code compliant, free of pests and rodents, leaks, and environmental contamination). [BUT, WATCH OUT FOR THE “FIXER-UPPER EXCEPTION – a rented single family home or duplex can be rented “as-is”]. (3) Dishonor or Ignore Provisions in your Lease. This may sound obvious, but it is not that uncommon that a Landlord will simply disregard what the lease says. This may require some firm reminders from the tenant of what the lease contract says and a willingness to enforce it. WHAT A LANDLORD CAN DO: (1) Run Background / Credit / Criminal / Prior Eviction Checks on Prospective Tenants and Their Live-In Family. (2) Refuse to Rent to a Tenant unless the Tenant has a Guarantor (3) Require a Tenant to Provide Notice Beforehand if the Tenant is not going to renew a Lease, and Charge a Money Penalty if the Tenant does not give the Notice. (4) Refuse to Renew a Lease or Month-To-Month Rental (5) Be Grumpy, Evil, a Terrible All-Around Person, and Bad at Customer Service. (6) Hold the Tenant to the Specific Terms of the Lease (even if the Tenant signs without reading). Author Richard Heinberg once taught a course on sacred geometry, and he's written nearly a dozen books related to society's balance with the natural world so when he and his wife built a tiny cottage in their backyard they embedded the Fibonacci series in the windows as a nod to the importance of the golden mean on nature's patterns. Richard Heinberg has written 10 books on energy issues, most notably oil depletion, and the backyard of his modest home in Santa Rosa, California reflects his belief that we need to go back to basics: he has a large veggie garden, chickens and a tiny cottage. The wee house is an experiment in natural building and a nod to the tiny house movement. The windows in the structure reflect the Fibonacci series because "there's a harmony in nature and we wanted to symbolically represent that in the design of our little house". The home is slightly less than 120 square feet which means it's a "building of no consequence" so the Heinbergs didn't have to get a permit from the city or country to build it. Two legislators think they have a small solution to a big problem in New Jersey: helping homeless veterans find shelter through a "tiny homes" pilot program. A bill proposing the pilot program is making its way through the Senate and is sponsored by senators Brian Stack (D-Hudson) and Troy Singleton (D-Burlington). They hope the new effort can be a prototype for helping homeless veterans and the indigent to find shelter and help municipalities meet legal obligations to provide affordable housing. Christian Salvati of Marengo Structures thinks shipping containers make great building blocks, and in time, he hopes it will become an affordable and quick method of building homes. As full-scale R&D, in 2012, he built Connecticut’s first shipping container homes: a two-story duplex built from six containers. Two years later, he stacked higher using 27 containers to build a 6-unit apartment complex he hopes to rent to students in the New Haven area (the building is wedged between Yale and University of New Haven). While containers are uniform, modular and easily sourced (Salivati buys from a depot in Newark, NJ), the building process is still slower and more expensive than it should be given the lack of codes for this type of building. Salvati thinks that by sharing information, architects and builders can help improve both zoning issues and the currently steep learning curve that prevents containers from becoming a more universal modular alternative.
