http://www.3fatallandbuyingmistakes.com Hi, Mark the LandGeek here. Let's talk about those 3 fatal mistakes that I see the average real estate investor making every single day. First big mistake -- you've got to call the county recorder and confirm that that seller owns the property. So what do you do? First of all, you find out exactly what county that property is located in. Then you quickly go on at naco.org, and it's www.naco.org. That lists all the counties in the country. Do a quick search. You can do with the state, you can do the county -- whatever you want to do, but make sure you go there. Then all you need to do is if you don't want to talk on the phone, you can email the recorder and simply ask who owns this property at this legal description. They will email you back where they'll tell you it's Frontier Equity Properties LLC. When was it recorded? And that gives you a big clue as to how long did that seller own that property. Are they buying it for long-term? Are they flipping it? What's going on with that property? It kind of gives you a little bit more in the story anyways. So now you've got that information. Again, email our seller now and say, "Hey, can you fax me or email me a copy of your recorded deed for that property?" When they do it, we get to go, to take some time, a little sketchy. If they don't do it at all, don't buy the property. What I have seen is people go online and they can just easily copy now whatever ad is online and say, "Hey, that's my property". They can use a fake PayPal account or a fake Escrow account and take people's money. The typical term for this is a 'phishing' scam. That is the number one fatal mistake that I see people make. You've got to confirm that that seller owns that property; otherwise, who knows what you are getting into. Now there are situations where I have actually sold property on an auction and that's a whole other ballgame because I am just controlling that. If that's the case, then you need to have a copy of the auction agreement to see that they are controlling that property. Otherwise, look out - not a good thing at all! All right, second most fatal mistake I see the average real estate investor making online is they get really excited about the property. They are going to build their dream home there or they are going to put their RV on the property. They are just going to camp out and hang out six months out of the year, or they are going to raise sheep, they are going to do something cool on that property. But they don't confirm with the County Planning and Zoning Commission if what their use for that property is allowed. And so they will invest thousands of dollars, ultimately to be disappointed, and 99.9% of the sellers out there, they don't guarantee that property. You are stuck with it and now whatever dream you had to do on that property is wasted, and then you've got to go on and try to resell that property and so whole hassle and just a big bar of disappointment. So, what do you do? Like we did with the first mistake, we've got to contact the County Planning & Zoning Commission. We are going to go back to our website www.naco.org. We are going to find our county and we are going to call or email planning and zoning. We are going to give them the legal description of that property along with the assessor's parcel number and we are just going to ask the questions -- what restrictions are on this property? What can I do on this property? Can I build a house? Can I raise sheep? Can I camp? Can I put my RV? All these things are very important when trying to determine that your use for that property is allowed. So it's very, very important that you do that. The third most common fatal mistake I see buyers making every day and being really, really disappointing with their purchase, is not calling the County Treasurer to confirm that the taxes are paid current. This one is really something that I have seen time and time again, bite people on the tush. So it's really important that again, we are going to go back to our site www.naco.org -- N-A-C-O, we are going to find our County Treasurer, then we are going to shoot them an email -- again, with the legal description and assessor's parcel number and that information you should be able to get from your seller very easily and it should be on the ad. If it's not, you need to email your seller and get that information. And then you are simply going to confirm the taxes are paid current. If they are not paid current, you need to email your seller and ask them, "Who is responsible for these back taxes? I assume you are." If they say, "Oh, you are responsible for those back taxes", then you've got a decision to make. Well, how much are they if their owner is going to pass on that deal? Recruit training for the U.S. Coast Guard is held at Coast Guard Training Center Cape May in Cape May, New Jersey. The training lasts eight weeks. The U.S. Coast Guard is unique in that it fires the Sig Sauer P229R pistol during the training. The training also covers basic seamanship, drill, military bearing and firefighting. The Coast Guard base on Government Island (now known as Coast Guard Island) Alameda, California was also used as a second major recruit training center until it was closed in 1982 and converted into the base for the USCG Pacific Area Command, the Eleventh Coast Guard District, the Marine Safety Office San Francisco Bay, the USCG Maintenance & Logistics Command Pacific and the Integrated Support Command Center - Alameda. Although the Coast Guard is a part of the Department of Homeland Security, rather than the Department of Defense, it is by law and tradition a branch of the United States Armed Forces. As with all military members, Coast Guard personnel are subject to the Uniform Code of Military Justice (UCMJ). Due to the Coast Guard's unique mission set – including CONUS and OCONUS defense operations, search and rescue and maritime law enforcement – there are added requirements to maintain high physical fitness standards and intense military bearing. Due to its extremely unique, diverse and difficult mission, the U. S. Coast Guard is the most selective in recruiting and training standards. (As an example, the Coast Guard Academy is the only service academy that uses competitive admissions for prospective officer candidates). During their time at Cape May, recruits are subjected to the usual "boot camp" atmosphere of direct instruction and intense motivation. The recruits are designated as Seaman Recruits (SR; E-1) and, uniquely to the Coast Guard among the services, advanced to the rank of Seaman Apprentice/Airman Apprentice/Fireman Apprentice (SA/AA/FA; E-2) upon graduation. They must adhere to strict rules such as hygiene and uniform regulations and obey all lawful orders. Coast Guard drill instructors are called "company commanders" and hold a rank ranging from Petty Officer 2nd Class (E-5) up to Senior Chief Petty Officer (E-8). Coast Guard companies have approximately two or three company commanders and anywhere from 20 to over 100 recruits. After completing boot camp, recruits can select their rate and then attend an "A" school. Not all graduates go straight to "A" school, many spend time in the fleet as "non-rates". "A" school is a long-term technical school providing specific instruction about a rate. The "A" schools last two to six months and usually occurs at TRACEN Yorktown, Yorktown, Virginia or TRACEN Petaluma, Petaluma, California. Some rates have an available apprenticeship training option instead of attending an "A" school, known as "striking".

Now online textbooks are changing the way some students learn and some teachers teach. More than one hundred seventy-five thousand students attend the public schools in Fairfax County, Virginia, outside Washington. Last year, the school system used digital books in fifteen schools. This school year, middle schools and high schools changed from printed to electronic textbooks in their social studies classes.Luke Rosa is a history teacher at Falls Church High School. His students work on school laptop computers. He explains the idea to them this way: "It's just like a regular textbook, except it's got it all online." Peter Noonan, an assistant superintendent of schools, says with electronic textbooks, publishers can quickly update the content. "The world's changing consistently. And the online textbooks can change right along with the events that are happening." Online books also cost less than printed textbooks. "Usually it's in the neighborhood of between fifty and seventy dollars to buy a textbook for each student, which adds up to roughly eight million dollars for all of our students in Fairfax County. We actually have purchased all of the online textbooks for our students for just under six million dollars." Many students like the idea because it means they do not have to carry a textbook around. Also, they can write notes on their work and save the notes in their account. But one student complained that the Internet connection does not always work.Social studies teacher Michael Bambara says the e-book he uses in his government class is better than a printed textbook. He likes the way it has materials for students with different reading levels. "So a person can individualize their learning and I can individualize their instruction." But the students also need Internet access when they are not at school. About ten percent of students in Fairfax County do not have a computer or online access at home. Public libraries in the county have free Internet. There are also after-school computer labs as well as computer clubhouses supported by the county. Other school systems in the area are considering online textbooks. Officials in Prince George's County, Maryland, plan a test project next year. It’s summer. Somewhere nearby, there’s a neighborhood park with a playground. Go play, kid! We’ve got you covered. Virginia Beach is a great place for families with children. With 188 neighborhood parks with playgrounds, that’s roughly one playground for every 160 kids under the age of 10. That’s a lot of fun to go around. Inevitably, playgrounds wear out. Simple problems — broken swings and busted slides — have simple fixes. But when a whole playground wears out, we replace it. The typical playground lasts 15 to 20 years. Every year, Virginia Beach renovates or replaces about seven or eight neighborhood playgrounds, at a cost of $400,000 a year. It’s a year-round job. A team of experts constantly surveys playgrounds to determine their conditions. They pick the ones that need the most help, then consult with neighbors before designing the features of each new playground. Finally, they hire a contractor to do the work. Over the past two years, Parks & Recreation has renovated or replaced 14 playgrounds at neighborhood parks in Bellamy Woods, Coventry, Holland Oaks, Lynnhaven, Middle Oaks Plantation, Ocean Lakes, Bayville, Princess Anne, Gatewood, Windsor Oaks West, Hunt Club Forest, Laurel Cove, Plaza Methodist and Pinewood Gardens. Crews recently completed work at the Bow Creek Neighborhood Park. Playgrounds slated for the rest of 2015 are at Stoneybrook, Buyrn Farms and Brigadoon. Transcript of Part 10: Ned: Thank you. You listed 24 steps that someone had to go through or bases that had to be touched. Darin: Imagine that. Ned: I knew it was complicated. I'd never made a long list. We broke into the preconstruction approval process which typically takes about 18 months. Would you like to just quickly go through those again to make sure that we cover those? Darin: Sure and this is a summarized list. There's little bits and pieces off of any of them, but that front end 18 months assuming you can avoid the zoning process which we did because if it's the zoning before that, it probably is another year to potentially 18 months to get through a zoning process. Having avoided that, we went into about an 18-month review of site surveys and boundary analysis which brings into consideration past ownership and are there latent like with environmental, are there latent ownership issues that need to be considered. Places where you might have boundary gaps, where you might have fences encroaching which we did on Ridgewood Park. Ned: We did. Darin: We had to visit with some neighbors and talk about some fences that they thought were theirs and ended up being well into our property, and we worked out a congenial arrangement to eventually get them moved. Those types of things need to be identified early. Topographic surveys so that we could affirm our later assumptions about drainage outfalls and the like and the elevations of finished floors to the roads and such. Again, geotechnical evaluations and phase one studies to figure out both the soils and any surface environmental or subsurface tanks or storage items. Again, wetlands, flagging of wetlands. Of the 787 oncologists surveyed, two out of three said every American should have access to care regardless of cost. But at the same time, more than half said the cost of treatment, whether or not it is fully covered by insurance, does influence what they recommend to their patients. And when asked if the out of pocket expenses -- the ones patients have to pay themselves -- influence what they recommend, more than four out of five doctors said yes. But, less than half of the doctors in the survey said they actually talk about it with their patients.
